Through your personalized owner portal you will have 24/7 access to a variety of owner statements and reports that will keep you up-to-date on your rental investments. We also now offer electronic rental payments for our tenants and ACH payments for our owner clients which means faster payouts for you and lower overhead in management fees.


Management Services

As a full service property management firm we offer:

 

  • Rental collections
  • Separate trust account banking
  • Payment of all bills incurred on behalf of the property, including but not limited to property taxes, insurance, monthly maintenance, utility expenses
  • Payment of Owner distribution for properties held by partnerships, trusts, LLC’s, corporations where there are multiple owners
  • Prepare necessary forms at no additional cost, such as: notice to quit, change of terms (annual rent raises), 3-day pay or quit
  • Assistance with Evictions - delivery of documents & communication with preferred attorneys
  • Comprehensive, computerized monthly statements, including a complete record of all collections and disbursements, monthly net income, and bank balance
  • Provide year-end statements of all income and expense for your tax record - communication and assistance with necessary information for your CPA
  • Billing of CAM reconciliation charges, as well as any other tenant billed expenses
  • Annual CAM charge estimates and budging
  • Monthly onsite property walkthrough to make sure property is in order

Leasing Services Include:


  • In-house leasing real estate agent to specifically help fill any vacancies
  • Marketing – We take photos, place online ads, post rental signs, and post your rental on our professional website to effectively market your units
  • Answer calls and emails for your vacancy - giving out details such as the amount of rent, security deposit, terms, and directions
  • Show units – We meet prospective tenants and walk them through the property. By keeping track of comments and showings, we are able to keep the owner updated with their particular property
  • New Lockbox technology - this technology provides a one time specific code so we can offer time availability to get the best and most qualified tenant for your property
  • Tenant Selection – Prospective tenants submit a detailed application. From the information provided on the application, we perform a thorough credit history check, verification of employment, banking, evictions, criminal background, and residential history
  • Move-in – Once we have a qualified prospective tenant, we prepare the rental agreement for signing, and do a personal inspection of the property- documenting the move-in condition for our records
  • Detailed Leasing Contact that can be easily signed electronically by tenants and Owner
  • Docusign and other electronic software are available for those owners that are not local 

Maintenance

 

  • Provide 24-hour emergency phone service 
  • Qualify vendors that are available to assist with emergency services such as window board up and other damages that might occur 
  • Coordinate and supervise all tenant maintenance needs through qualified preferred vendors
  • Conduct move-out inspection of vacated units to determine refurbishing requirements and tenant charges prior to moving out to quickly facilitate any repairs
  • Keep detailed records of all maintenance performed on the property through our Appfolio software system
  • Full supervision of third-party vendors that assist with any property maintenance or repair services
  • In-house cleaning maintenance team that cares more than third-party vendors about making sure your property is maintained and clean for all customers and tenants
  • In-house maintenance technician that can do small repairs that can efficiently and quickly take care of your tenants' needs without the hassle of scheduling and waiting for assistance
  • Quick response with removing trespassers or transients
